YES, Real Estate Investing Works In Your Area Too!

  

I was recently speaking with a prospective real estate investor - let’s call him “Jeff”. He had a misperception  about investing that I repeatedly hear: Yes, investing can be profitable, but my area is in a Buyers' market, so I can't make money here.

The other misperception I hear is: My area is in a Sellers' market, so I can't find any deals. 

 

I told Jeff that frankly, this was nothing more than an excuse he was using to not take action and make money. You see, money can be made in any type of market- Buyer or Seller - as long as the investor understands the market place and takes the appropriate action.

Let's take the latter situation first - a sellers' market.That means that there are so few houses on the market compared to the number of buyers that buyers are fighting for houses. the benefit to the investor is that the value on the re-sale will continue to increase quickly.

Active, consistent marketing is the way to locate properties. You see, a motivated seller (one who "needs" to sell their house) doesn't understand, nor do they care what kind of market they're in - they just want their house sold today.

Through effective marketing to find this type seller, you'll be able to secure deals well below market value; and you'll prosper even more on the re-sale of the home.

In a Buyers' market, inventory exceeds the number of buyers. That doesn't mean buyers aren't buying. They are. It's just that there aren't enough buyers for all the houses.

That means your house has to stand out. It has to be priced better than the competition, and has to look better than the other houses on the market.

How do you afford that? By buying at the right price from the motivated seller in the beginning. Know the market you're in, and plan accordingly.

Do not let the doomsday criers scare you and take profits from your pocket. There is plenty of money to be made investing in real estate regardless of the market. Just get educated so you understand the right techniques to use for your marketplace.
